Self-Build

Architects

Building your own home is a rare opportunity to create something completely personal-shaped around your lifestyle, your priorities, and the way you want to live day to day. It’s a chance to move beyond compromise and design a home that truly fits you. But with that opportunity comes a series of big decisions, from understanding what’s possible on your site to navigating planning, budget, and construction methods.

For many self-builders, this can feel like unfamiliar territory. Knowing where to start, who to trust, and how to balance ambition with practicality isn’t always straightforward. That’s where ReFrame Studio come in. We work closely with you to bring clarity and structure to the process, helping you make confident, informed decisions from the outset.

Our approach is grounded in thoughtful, well-crafted design. We create homes that respond carefully to their setting, make efficient use of space and resources, and feel comfortable, light-filled, and enduring. By combining clear guidance with a collaborative design process, we help turn your ideas into a home that not only looks good, but works beautifully for years to come.

Each project is shaped by the people behind it. For example, our new build house at Netley was driven by our clients’ enthusiasm for modernist architecture-resulting in a carefully composed home that balances clean lines, generous glazing, and a strong connection to its surroundings. In contrast, our work at Sandhills Cottage was a deeply personal family project, designed to build on the legacy of a house originally created by the clients’ grandparents, reinterpreting its character for a new generation while retaining a strong sense of continuity and belonging.

A better way to build your home

Every self-build project is unique. Your site, your budget, your lifestyle, and your ambitions all shape the outcome - and so does how you choose to deliver the project itself.

We don’t believe in off-the-shelf solutions. Instead, we work closely with you to design a home that responds not only to your brief, but also to your preferred way of building. Early on, we’ll explore key decisions together—such as whether a traditional build, a package company, or a Modern Methods of Construction approach (such as timber frame or off-site fabrication) is right for you—helping you understand the benefits, constraints, and implications of each route.

Choosing the right self-build route

One of the earliest - and most important decisions in any self-build project is how you want to deliver it. There’s no single “best” route; the right approach depends on your budget, appetite for involvement, timeline, and level of experience.

We help you understand the options and choose a route that aligns with both your ambitions and how hands-on you want to be:

  • DIY / self-managed build
You take an active role in managing the project, coordinating trades and making day-to-day decisions on site. This can offer greater control and potential cost savings, but requires time, organisation, and confidence in managing the process.

  • Main contractor (traditional route)
A builder takes responsibility for delivering the project on site, based on a fully developed design. This is a more hands-off approach, offering reassurance on programme and cost, while still allowing you to shape the design in detail beforehand.

  • Design & build / package companies
A single company manages both the design and construction, often using a standardised system or construction method. This can streamline the process and reduce risk, but may come with less flexibility unless carefully managed.

  • Modern Methods of Construction (MMC)
Approaches such as timber frame, SIPs, or modular construction use off-site fabrication to improve speed, quality, and performance. These systems can offer programme certainty and energy efficiency, but need to be considered early in the design process to fully realise their benefits.

Whichever route you choose, we ensure the design is aligned with your build strategy from the outset, helping to avoid costly changes later and creating a smoother, more predictable path from concept to completion.

How we assist self-builders

We understand that most of our clients aren’t construction professionals. That’s why we break the process down into clear, manageable steps.

  • Brief & Feasibility
We start by understanding you - how you live, what you need, and what you’re aiming to achieve. We’ll also assess your site and explore what’s possible in terms of planning, budget, and constraints.

  • Concept Design
We develop initial design ideas that bring your brief to life. This is where we explore layouts, form, light, and character - working with you to refine the direction.

  • Planning Permission
We prepare and submit a planning application, managing the process and liaising with the local authority to give your project the best chance of success..

  • Technical Design
Once approved, we develop detailed drawings and information needed to build your home - ensuring everything is coordinated, buildable, and aligned with your budget.

  • On-site Support
During construction, we can stay involved to help resolve queries, review progress, and ensure the design is delivered as intended.

Self-build FAQs

  • Not necessarily - but it can be a real advantage. We can help you assess a site before you commit, identifying constraints, opportunities, and likely planning considerations so you can make a more informed decision.

  • Costs vary widely depending on size, specification, and build route. As a broad guide, we can help you understand likely build costs early on and align the design with your budget.

  • Most projects take between 18–30 months from initial design to completion. This includes design development, planning, technical design, and construction. The exact timeline depends on complexity, planning approval, and your chosen build route.

  • We can advise on what to look for and review potential plots with you but we don’t act as land agents. We can help you assess whether a site is suitable and what might be achievable.

  • Success depends on the site, its context, and the quality of the design. We manage the process for you, but importantly, we aim to reduce risk early on- often through pre-application discussions and early engagement with the planning authority. This allows us to test ideas, understand any concerns upfront, and shape the proposal accordingly, giving your project the best possible chance of a successful outcome.

  • MMC includes systems like timber frame, SIPs, and modular construction. They can offer faster build times, improved quality, and better energy performance. We’ll help you decide if this approach suits your project and design accordingly from the outset.

  • That depends on the route you choose. Some clients prefer to be very hands-on, while others take a more hands-off approach with a contractor or turn-key company. We’ll tailor our service to suit your level of involvement.

  • Absolutely. We coordinate with structural engineers, consultants, and contractors, and can help you identify the right team for your project. We have numerous recommendations from previous projects.

  • Clear thinking early on, a well-resolved design, and good communication throughout. Our role is to guide you through each stage, reduce uncertainty, and help ensure the end result is a home that works beautifully for you.
